Many property managers are, or have been, tenants themselves so they appreciate the process tenants need to go through. It also helps to plan ahead. Make sure you talk to your property manager about how much notice you can expect to get before an inspection.
Some sensible planning and a focus on key areas can make the process a little easier.
• Use the original property condition report as a starting point for future inspections and aim to keep the property in as good, or better, condition.
• Keep on top of maintenance issues. If you notice a problem that is the landlord’s responsibility, tell your property manager when it happens. If it is something that is the tenant’s responsibility to fix, try to get it done before the inspection.
• Tenants might like to pay particular attention to the areas that property managers look at carefully, such as kitchens and bathrooms, gardens, and carpets.
• Property managers will usually look at ovens and exhaust fan covers, which can be particularly grimy. They also look for mould in tile grouting and mildew in bathrooms. So clean these areas thoroughly.
• Carpets also get checked for stains and general cleanliness. If your carpets are stained or dirty get them cleaned before the inspection.
• Gardens are another key area, with property managers looking to see that they are well maintained. You should ensure outdoor areas are swept and watch out for oil stains on the driveway; these are often difficult to clean – a helpful hint is to use a drip tray for the car to prevent damage.
And remember, property managers are simply ensuring that the house is clean and well maintained fulfilling their responsibility to the property’s owner, your landlord.
