Most landlords want the same things:

  1. Best rent
  2. Best tenant
  3. In the shortest time

And we all know that often the best tenant, isn’t the first tenant.

Tenants should be selected on two criteria, their ability to:

  1. Pay the rent (on time)
  2. Maintain the property

Ask them to provide you with supporting references / evidence to support this.

(Affordability: many of us benchmark on 30% of income, where an ongoing salary is being used to pay the rent).

When show­ing the house to any pro­spect­ive ten­ants, ques­tions about an applicant’s mar­ital status, dis­ab­il­it­ies or social beha­viour could be seen as dis­crim­in­a­tion.
